Become an investor by owning a property through Crowdfunding. We buy properties on foreclosure directly from the bank after a systematic market analysis, remodeling costs and fees. As an investor, you will receive proportional profit from the sale based on what you have invested. Projected return is from 7% to 16% in a 6-12 month period.

THE PROCESS

BUYING

The buying process is the most important step to generate a higher rate of return. A property is strategically negotiated and purchased only if the price falls into the minimum percentage projected to yield at least 7% return on the investment.

REMODELING

A minimum of three estimates are required before any of the qualified and approved contractor can begin the remodeling process. All contractos go through a strict qualifying process and the contracts ensure that the quality of the work and deadlines will be met.

SELLING

The listing price is based on a market research of the comparable properties sold in the last six months within a one mile range. Our approved mortgage brokers and title companies ensure that the buyer will be approved for a loan and the closing will be done smoothly.

PROJECT TIMELINE

The execution of a project from beginning to end lasts from 6 to 12 months. Our goal is to have a closed sale within 6 months and generate the highest rate of return.

Most of our properties are bought directly from the bank at a lower market price.  Keep in mind that the purchase of a property only occurs after the numbers are systematically reviewed and a thorough market research is presented to the board and approved by its members.
